Snowbird Home Opening & Closing Checklist for Yuma

Opening your winter home? Or closing it for summer? Here's the complete cleaning and prep checklist.

Snowbirds spend half the year in Yuma, half elsewhere. That means your home sits empty for months—then you need it ready to move into within 48 hours.

Here's the checklist we use for our snowbird clients every October and April.

Opening Your Yuma Home (October)

1–2 Weeks Before Arrival

Outside:

  • Check AC condenser unit for dust, debris, or dead insects
  • Hose down exterior if dusty
  • Check that outdoor water is turned on
  • Inspect screen doors and windows for dust accumulation

Inside:

  • Deep clean everything — This is not negotiable. A home sitting empty for 6 months collects dust, spiderwebs, and any bugs that found cracks
  • Wipe down all surfaces (ceiling fans collect serious dust)
  • Clean light fixtures
  • Vacuum/dust thoroughly
  • Mop or sweep hard floors
  • Clean windows and glass

Kitchen:

  • Wipe down all appliances (inside and outside)
  • Clean inside the fridge before you stock it
  • Wipe cabinet fronts and top surfaces
  • Clean the stovetop and exhaust hood

Bathrooms:

  • Scrub toilets, tubs, showers
  • Wipe mirrors and fixtures
  • Clean tile and grout
  • Wipe down all surfaces

Appliances:

  • Run the dishwasher empty (once with a cleaning cycle)
  • Run the washing machine empty
  • Check HVAC filter; replace if needed
  • Check water heater for any issues

Day Before Arrival

  • Final walkthrough
  • Stock water, toilet paper, paper towels
  • Set thermostat to comfortable temperature
  • Ensure entry lights work

Closing Your Yuma Home (April)

Your goal: Leave the home as protected as possible for 6 months of desert heat.

2 Weeks Before Departure

Cleaning:

  • Do NOT deep clean before you leave. You'll dust and then not be there to see it
  • Light cleaning only—wipe surfaces, remove perishables from fridge
  • Take out trash and recycling

Kitchen:

  • Empty and wipe down the fridge completely
  • Leave baking soda inside with door cracked (absorbs odors)
  • Clean out pantry; remove anything that can spoil
  • Leave the oven door open slightly to prevent moisture buildup

Bathrooms:

  • Drain all standing water from tubs and showers
  • Leave bathroom cabinet doors cracked to allow air circulation

Laundry/Linens:

  • Wash all bedding and linens
  • Leave beds stripped (this prevents dust from settling)
  • Wash towels and leave in dryer or folded openly

General:

  • Leave interior doors open (allows air circulation, prevents moisture)
  • Leave blinds partially open (prevents fading, allows ventilation)
  • Empty all trash cans

AC & Temperature Control

  • Set thermostat to 82°F (or higher)
  • Do NOT turn off the AC entirely—just set it high
  • An empty home in Yuma heat can reach 130°F+ inside, which damages furnishings, warps wood, and creates moisture issues
  • Run it at 82°F to prevent extreme temperatures while saving electricity

Water

  • You do NOT need to turn off water (that's an old myth that wastes money on emergency plumbers)
  • Do check that no faucets are left running
  • Do check that sprinkler system is off

Locks & Security

  • Make sure all doors and windows lock
  • Set alarm system if you have one
  • Leave a key with a trusted neighbor
  • Leave contact info with property manager if you have one

Final Walkthrough Before Departure

  • All doors locked
  • All windows closed
  • Lights off (except maybe one on a timer)
  • AC set to 82°F
  • Interior doors open
  • No perishables in kitchen
  • No standing water
